We have a small hole in the roof lining, about 2" with water coming though. Is it likely that there is damage to the roof itself? How much will it cost to fix?

Hi Sophie, The felt/roof lining or membrane as it is also known acts a secondary barrier if the roof itself lets in water. This can be through a number of things, cracked or failed cement work, damaged or missing tile/slate, moss build up if the tiles have interlocking channels or through lack of ventilation, or even eroded lead, for what ever reason if the water runs down the felt it will find a weak point like your 2" hole and enter your loft space drip through the ceiling usually leading to a nice brown stain in your bedroom. If you follow the hole line up to the top of the roof you can usually find the cause. Unfortunately the only way to rectify the felt problem is to strip the roof, but if you do not have the finances for this it may be well just to tackle the problem that is causing the initial water ingress above the felt.
