Replacing flat roof covering for an extension

I am currently in the process of buying a property. I would like to have an idea of how much it would cost to replace flat roof covering, allowing for sufficent insulation and ventilation where required. It measures approx 15' 1'' x 9' 5'' (4.6m x 2.87m)

Hi zahira, I'd allow £1,500 + vat for a warm roof system (no ventilation req'd) with a quality waterproof covering to building regs incl new deck, 130mm insulation, EPDM membrane, fascias and guttering
