Leaking roof - help!

Posted by Lucy Ormerod, on
I have a leak in my lounge which is around the celing/eves and chinmey join. The wall and chimney have bubbled, discoloured and soft, as well as some cracking in the paint. An insurance surveyour came, checked with a gadget and said the celing and chimney were saturated with water. It could be water coming through the lead/chimney satck or just the natural slate due to age. As this is down to wear and tear my claim wasn't approved and i haven't been told more. A roofer has been up for 4 months and has replaced several tiles, sealed over broken tiles and sealed the chimney with some waterproof ceiler. As well, as redoing some of the pointing on the ridges. It appears the leak isn't fixed and is now worse and yet the builder says my roof is in fair condition and there are no further problems. He looked inside my lounge and has been on the roof to check and says the chimney is fine. It's strikes me that it has to be the roof/chimney or gully between the two houses. What are you opinions and do you think this roofer should have been able to find the problem?

Hi Lucy, Without viewing I cannot say but a couple of things it could be, Have you had a new extractor in the bathroom ? Is the felt breathable? It could be the valley, (gulley) you are talking about. You could get a secondary quotation, a reputable roofer should be able to tell you what the problem is. Kind regards Paul Davis Total roofing care. (You can search for us on google)
