We have had a oft room made in the roof. Our builder has put in kingspan and plaster boarded and plastered over this. We have two issues: There are several leaks coming through the plaster, can these be addressed from the outside so we do not need to rip out all the plaster? We are not sure if he has left a gap between the Kingspan and the tiles.... will this be a condensation issue, if so can we put in some ventilation tiles to address this? Basically if we have to rip out and repair everything we will do but if there are other ways to address these two issues we would prefer it!

Hi , the leaks are most definetly coming from tha exterior ( tiles / slates, Your kingspan should have a gap for air to travel over your roof space, It would not cause water to drip, if you did have moisture in the roof space it would start with mould / damp patches on your plaster, check tiles first , they must have slipped or cracked due to work in loft, thanks Stephen

i woild need to see the job to give you an accurate diagnosis but from what you have said it does sound like a condensation issue,two things need to be checked firstly the underfelt is it felt or a breathable membrane such as tyvec,secondly has he allowed the minimum 50mm air gap above the insulation and the roof membrane. If a breathable felt is installed the condensation would be much less than with standard felt so i would guess thet its traditional felt,therfore if the gap exists above the insulation perhaps you could ventilate the eves rather than providing roof vents. cut a square out of the cieling and check and send me dimensions of the insulation etc and i will help you solve the problem.have you asked the builder back one more point could it be a roof leak regards dave price we are base in south wales but provide surveys nationwide

Hi You've had a lot of insulation put into a small space, it sounds as if your roof is "sweating". All attic conversions require vent tiles/slates put in during the work. It's surprising your architect, builder or local council building control didn't insist they were installed, I've never not put them in. All the vents can be installed from the outside. It's a minimum, two per elevation.

HI It is most likely something very simple such as a sliped / broken tile and a ridge that has worked itself loose with the work that has been undertaken below, Have you tried your builder who made your loft room? as he should have made sure it is water tight from above first Tom

Hi Jeannette Sounds to me like an issue with the roof, therefore a roofer should be able to get access from outside. You shouldn't have any condensation issues if the ceiling has kingspan above it. If you had it done recently why don't you call the builder back, guarantee?

hi jeannette you could possibly have a leak on the roof which is causing a problem also if they havent used a breathable felt and no through ventilation which could be causing condensation and appearing on your ceiling.
