How much to re roof a flat garage roof. it is leaking in one area ( so assume the whole lot needs re covering) approx 5 m x 3 m. parts and labour break down would be helpful please

Hi Jacky, It's not that simple, to give an estimate on a roof you have not seen! Their are a lot of factors to be taken in, sometimes you don't need to replace all the decking and it can be repaired. Is it a freestanding garage or will it need flashing into wall/walls.? Are the fascia's rotten? and so on. Anyone who can give you a Quote on such a job without seeing it, would be in danger of letting you down, as well as making themselves look unprofessional. But if you need a ball park figure for a 5x3 roof, it can range from £800 to £1400. Sorry I couldn't be more helpful, but after over 25yrs in flat roofing I would hope my advice was sound. Hi To replace a garage roof in a three layer felt system would be around £800 If you need the boards replaced that would be another £400. This work will come with a ten year guarantee. You can also do the roof with GRP fibre glass system this would cost £1800 And come with a 20 year guarantee All the prices include materials and labour. hi jackie going on your calculations to remove existing roof and install new three layer high performance torch on system i would charge you 800 pounds supply and fit and you would get 10 years guarantee also be careful with the grp systems because if they are not used in the right weather conditions it can affect the quality of material also make sure the installer is qualified to install any system you choose .wbroofingservices.co.uk

We are also specialists in Fibre glass roofing which would be a far better option than felt and the manufacturers even give a guarantee on there materials for 20 years this option would be £1900. Hi Jacky As you can see from the comments below it can be a bit of a minefield. However, most customers now go for an EPDM single ply system (rubber) If the existing roof structure is in a good condition, it can be over laid with recovery boards creating a new flat deck, the new membrane is then laid over using adhesive with the edges either finished with a metal or PVC trim. This system is most common, However. if the roof is in a bad condition then the old boards have to be replaced, this is obviously more costly as a skip will be needed and more labour required. In your case a ball park figure for option on would be 650.00 for materials and 2 men 1 day 500.00 Option two materials would be the same plus a local skip, and labour would be 2 men 2 days 1,000.00 This system would come with a manufacturers warranty of 20 years. Best to get someone round to look As others have said many factors to take in May not just be the felt alone Can also be the timber sheets boards underneath Which could meant taking more than the defected area So then leaves how long the life span is left with old Felted area has got left may be best to replace complete Roof And is it adjoining to house as lead may need replacing Don't accept a quote over the phone As can leave more work been done and costing More Labour and materials from £600 to £1800 Make sure they have public liability to cover possible Damages to your home Hope is of help to you All the best Kevin gannon multitrade

Hi, We would charge approximately 1000, this would include all new boards, new underlay, new felt and possibly new facia boards, depending on their condition. The materials would cost in excess of 500. Many thanks Tiger Services

Hi Jacky, Options for flat roof. 1. Traditional Felt (very common but unfortunately has a limited lifespan of about 10 years due to damaging UV rays. 2. GRP Roof (Better option than the felt but can if mixed in the wrong temp it can break and splinter. 3. Firestone Rubber Roof (by far in m opinion the best looking and performing roof, as its 1 sheet of rubber and has a life expectancy of 50years! if you would like some images of the recent flat roofs we have fitted just send me an email : ) John HomeSafe Improvements Ltd

Hi Jacky, I would advise you go for a Glass Reinforced Polyester (GRP) roof. Much nicer to look at with a 20 year guarantee. Costs a bit more than prices quoted but well worth it in my opinion. All best, Simon

And a 50/50 split between labour and materials.but that is a ballpark figure based on your information. We have 30 experience in flat roofing and anyone that can't give a rough estimate obviously will try to gain a higher price as they will look to carry out extra work that may not be needed.be careful
