Roof little droplets of water & insulation damp - what is the problem?

The roof in loft has little droplets of water and the insulation is damp - could is be condensation and how to fix the problem? Thanks

Hi Beverley, Most of what the other tradesmen are saying is true, but their is one other avenue no one has mentioned to you! On more than one occasion, I've been to jobs were the shower extractor fan house has came off or split, so before you rush to employ someone to install tile vents, check where your extractor fan is(through wall or roof) if its through the roof into the loft check the pipes connected and not split. if its through the wall disregard what I just said. The roof that your referring to will have something called sarking felt which is non breathable also check that the insulation isn't pushed right into the eaves tile vents are usually the best remedy be sure to install enough usually 2-3 per elevation we usually charge between 70-90 per unit fitted hope this helps

Hi Beverly This will be a ventilation problem . Condensation forms as the roof is not vented properly (non breathable felt). Installing tile vents will solve the problem . You will need to have tile vents fitted on both elevations to ensure the correct circulation of air .A recommended roofer will know this. Regards Jason //roofersandbuilders.co.uk

look at a couple of things , most importantly that there is no signs of any way water is getting in to your roof ,but from your description sounds like you need some ventilation . Get a good roofer to advise .

Hi Beverley, The problem is condensation its an easy fix you just require ridge vents or tile vents. This is an easy fix and inexpensive depending on property type. I would expect you to pay around £30.00 to £50.00 per tile. Hope this was of use for you. Regards Andy Thornton

Hi Beverley The problem could be as simple as to much insulation in the eaves this would stop air flow and create condensation light weight plastic baffles need fitting this stops insulation filling the eaves thus creating an airflow in the roof space but it could be any of the other probs pointed out or a combination of them its very hard to diagnose a fault without seeing it good luck curing your problem regards Danny

Hi Beverley It sounds like a condensation problem and the roof needs ventilating. I would suggest you should have ridge and eaves vents installed to achieve through ventilation. This should solve the problem. Regards David

This is probably condensation highlighted by the minus degrees outside temperature. Check that you have sufficient insulation and seek advice on roof ventilation. Regards donald
