Posted by Jen O'Kelly, on
Have selected a roofer, he requested 30% deposit transferred to his bank 1 week before work starts.I am concerned that I do not have a contract in place & no guarantee he will turn up

Hello Jen, Welcome to this site I've been in business for 40 years and have had contracts in place for over 1 million pounds (see our web site for confirmation) We have never ever taken a deposit, why should you if you have a contract in place. Personally, I would wait till I had completed the job, then get paid. If you do this you are entering yourself into a dangerous position. If you got this company from this site then you should ask them via an email if this is common practice. After all his details were sent to you from them. My advice would be to put the job back on again and cancel you instructions. After all it's a free service to you and you are clearly disturbed by it. Please do get a contract of some description. Good luck Regards Michael

Hi Jen. Check if he is rated ? New decant builder or roofing contractor should be asking for money up front (Don't Do It) normal practice is stage payment's and hold on to final payment until you are happy all the work has been carried out correctly. He may be perfectly ok but why take the risk and pay up front with you're hard earned money. Joe Whelan. North West Building Services.

Hi Jen, Please don't hand this sort of money with out something in writing either a stage payment plan, I think a tradesman who is credible should be able to front the money for the first part of the job our scaffolders don't want their money till it comes down, and most people have 30 day accounts. Check them out, get to a place where you feel in control . Regards Marcus

Hi Jen You still have a proof of transferring money to him so I think you shouln't worry. If you employ him from this website it is strongly recomend to check his previous jobs and feedbacks from customers so you know who you are going to employ. In my over 16 years trade experience I have never ask for deposit so not sure why he did. I hope that everything will be fine Best regards Rafal

Hi Jen Where did you get the roofer from ? If its from this site then look at his ratings, this will give you an excellent idea of the type of trdesman/company they are. If the price is significant ie: above 1-2k you can ask for a contract to be drawn up along with a payment plan this protects both you and the contractor. You can also draw your own contract up (dosen't need to be massive a simple one page will do) there are lots of examples on the internet Please remember they are also trusting you to pay them in a timely manner which is the essence of any contract. I'm a roofer myself and its ok to have a deposit but I make sure the scaffold is up and the roof is striped off and felted and lathed ready for tiling At least you can see some think for your money don't give a deposit with out some sort of paper work for your cash and do it through a bank transfer
