Leaking 3yr old roof: flashing - rendering?

I have an apartment (top 2 floors) in a c1900 3 storey end of terrace property that was refurbished/ converted in 2010, during which a new tiled roof was fitted (roof is of Gambrel design from what I understand). There are signs of a leak/ water damage internally and water (drips) has been visible on the roof lining along the very edge of / point of the 'party wall'. Given the age and apparent quality of the roof and the fact that it's only a recent issue (property owned since 2010 refurb/ conversion completed) I'm guessing (hoping) it is nothing major. Is it likley to be the flashing or rendering perhaps?
