Looking for a reasoanble solution. How to fix a leak?

Posted by Natalia Sevastyanova, on
There is 2 storey rear extention's roof. Water drips from the ceiling during very bad rains. In August had ridges repointed, never had had any problems before. Water ingress is coming from the top tiles (uncovered pinholes below the ridge tiles found). Fresh pointing between the ridge tile has cracked and partly falling out. Which lets water coming through into the house as well. I've been told about 3 options. 1. Put a layer of halftiles below the ridges and rebed all ridges. 2. Move tiles course up a bit to cover pinholes under the ridges and rebed them. 3. Cover pinholes with mortar 3-1 sand-cement and repoint ridges. What do you think is the most reasonable option? My concern is that the roof is quite old and heavy (concrete tiles) and as long as it does the job does it make sense adding more tiles or move tiles which've been in this position for years and years and years. I am told that mortar would last up to 10 years. Thanks a lot.

Hi Natalia By the sounds of it you need a half row of tiles over nail holes and the ridges re bedded on. Kind regards Ian Handyman express

Do the job right strip ridges off strip tiles back & fit new felt & battens replace the tiles & rebed the ridge tiles with 4to 1 sand & cement , it will take you 1/2 day 1 day max don't look for a quick fix there isn't one your roof is the most important area of your property & for around £50 (if you do it yourself ) you can have peace of mind for the next ten years or even longer
