Felt flat roof needs replacing, what it the best and cheapest option?

Hi Justine. The cost/benefit of a new roof is down to budget. Generally, to replace the existing felt properly is most likely to be the cheapest solution (could not give anything definite without actually seeing it). But this is not necessarily the best. The best solution for the long term (thus saving money over time) would to convert the roof to a tiled one, assuming this is possible (a lean-to roof on a small extension, for example). If this was not possible, the next best solution is a GRP roof (fibreglass). Again this is not really a cheap option in the short term, but will save money in the long run. Some companies, including myself, can offer lifetime guarantees on both GRP and roof conversions, were as most felt roofs wont carry a guarantee any longer than 10 years. So the cheapest option is a matter of outlook. Hope this helps and good luck MATT - A. A. ROOFING, WIDNES
