Flat roof to pitched

Posted by pamela rimmer, on
I have a full width double height extension on the back of my property with a flat roof. It looks pretty ugly, was built in the 1970s, and makes the property look very box like. Cold in the winter and creaks when we have strong winds. The roof is flat. I would like to tie this into the existing property by means of a pitched and properly insulated slated roof, There is a glass roofed conservatory directly beneath. What are the pros and cons of doing this work pse. Would it be a effective way to improve the value of the property? Would I need an architect or just the roofer and what are the best materials to use?

Hi Pamela a pitched roof is far more desirable than a flat roof and would help the extension to blend in better with the original house. Anything that improves the appearance will improve the value and take away the worries associated with having a flat roof for yourself and any future buyer. You wouldn't need a architect but you would need to inform building control at your local council and use a reputable tradesman to complete the work. You have two options with the roof structure- roof trusses or traditional cut roof and then use tiles or slates to match existing. Money well spent I would say! Ed.
