Garage roof asbestos disturbed

Posted by Denise Oswald, on
I have a garage with a corrugated asbestos roof c.1983 with a central panel of corrugated plastic sheeting laid and bolted on top with J-shaped bolts which attach to the metal strut below. Some of the plastic panels were broken in the winter and needed replacing. As the roof already had pre-prepared holes in the asbestos bit through which the J bolts were fastened, there was no need to touch the asbestos roof. The builder I hired to do this has gone and drilled 8 new holes in the roof despite my instructions not to do so . The house is for sale and I had undertaken to get the roof done but now by drilling these 8 holes this builder has opened a whole can of worms as the survey has picked up the fact that the roof is asbestos. The questions I have are : 1) would the problem be rectified by spraying some kind of coating? 2) What would you do in my position?

While the builder should have followed your instrcutions I doubt it's made any difference to the survey as it would have been obvious to any surveyor that it was asbestos. What to do depends entirely on your budget, painting over it won't do any good as they survey has already shown the asbestos is there so I would suggest removal remember though that it's your waste and you need a waste removal ticket from your chosen builder or waste removal firm to show they have dealt with it properly otherwise you are libel if they just dump it. Best luck
