Roof replacement or repair

Posted by Steve Cleave, on
Inside our roof space there is concrete along the ridge holding the ridge tiles in place. Some of it has fallen out and gone through the felt. Some of the felt is showing signs of deterioration and is coming away. An insurance assessor stated we needed to have the whole roof taken off, refelted and replaced and repaired. We have a four bedroomed detached 1970s house, two storeys. Would this be the only option or are there other repair routes that could be considered? If the roof had to come off would we need new tiles or could the old ones be recycled?

Hi Steve you can patch the roof but at some point it will need to be renewed, so you may be best to use the money to get the roof done completely. As a general rule the old tiles can be reused as long as they are in good condition. Ed

Hi As your roof felt is damaged and in need of replacement and the only way to rectify this is removing the roof tiles/slates re newing the felt and battens. However, it should be possable to use the original tiles / slates it is more than likely a few will be damaged and need replacing. Cheers Mark
