I had my flatroof replaced as there was leak. At the same time there was a leak inside the extension. This had to he traced. The source of the leak was found. The roofer was the only person at hand so he removed the boxing around the vent pipe that leads up to the flat roof. He found the leak on a pipe leading to the bathroom above. He replaced the faulty pipe. It took around 4 hours. Now he has also supplied a quote for the bedroom extension and repairs to the damage. Do I need to use his quote as I sent this to the insurance company. He has been taken off rated builders. So i do not want him to complete the job. He has added the price for the trace and leak to the quote . So i will pay him the price quoted. Also he has not issued the gurantee for the flat roof. As i suspected there was a leak but it is fine. I dont really want him back. So can i still insist on a warranty for the roof?

Hi You are not obliged to use his quote. However, any work he has done should be paid for, but only after you are happy with the work. You say the roof is leaking this should be sorted prior to payment, he is entitled to charge you for extra work but should have given you a cost prior to undertaking this, if you are concerned then you should explain and ask for a discount. If you were told a warranty would be forthcoming on completion this should be given. I only issue a warranty on completion and on recipt of payment, and after my customer is completely satisfied .
