Will I need a new roof?

Am looking to buy a 1930s semi detached house. Survey has shown that it has no no waterproof felt between timbers and covering. Plain clay tiles seem to generally be in tact. Will I need a whole new roof to resolve this and how much is that likely to cost?

Hi Laura, The survey would normally recommend if the roof requires re-roofing. Main reasons, signs of water ingress ( leaks ). Tile lamination, where the tiles begin to shale and break up whilst still in situ. Nail rot, this is where the nails fixing the tile battens erode and the weight of the tiles pull the battens downwards. If your roof looks okay externally, and no signs of leaks internally, don't worry about it. The underlays fitted today, provide a secondary barrier after tiles, and also retain some heat. Re-roofing is a costly experience, scaffolding alone can run into thousands on pounds. If it aint broke, don't fix it. Many thanks. Andrew.
