Pin pointing the problem, kitchen and bathroom leak

Currently have a leak into the kitchen and bathroom. Kitchen leak is running down from the RSJ at the join between house and kitchen annex. It has shorted the electrics. Bathroom is leaking through the window (lower part of the lintel, hidden by tiles). Not sure what the issue is. Had an electrician round as I was concerned about the electrics (turns out rightly!). His opinion was the pointing was at fault. However I feel that the gutter and annex roofing might be involved also. Who would be best to determine this issue? Very very new (as in days) to this homeownership business

Your best bet is to get a roofer out or a multi trade contractor to have a look. Hi Mark It sounds like the roof is at fault as water is leaking through the cavity to internal walls. If the guttering is faulty you'll just have water damage on the external wall not internal. The pointing shouldn't be a major factor as unless there is a lot of wind to push water through cracks it's unlikely,maybe there isn't any DPC over the lintel to stop water from running into the bathroom window either. Hope this helps
