Roof repairs on Victorian purpose built communal blocks - 3 roofs

I need someone to advise on repairs particularly around the Victorian chimneys where decorative tiles appear to be loose and some debris is falling. In addition there are two areas (again chimneys) where the top floor flat is experiencing leaks. Each of the three buildings is three stories high.
