Planning permission for conservatory jobs

To install a conservatory without having to apply for planning permission, your conservatory needs to conform to the below rules:

  • Only half the area of the land around your home can be covered by the conservatory 
  • Your conservatory can’t be higher than the highest part of the roof on your home / higher at the eaves than the existing eaves  
  • Your conservatory can’t create an alteration to your roof  
  • Your conservatory can’t be built forward of the ‘principal elevation’, or where it fronts a highway, the ‘side elevation’ 

Orangeries are subject to the same rules as single storey extensions. To avoid applying for planning permission for your orangery, you’ll need to ensure it falls under the permitted development rights outlined on the Planning Portal website.
