What is the difference between an EICR and a PAT test?
While both ensure electrical safety, they target completely distinct elements of your property and fall under different legal guidelines:
- Electrical Installation Condition Report (EICR): This is an in-depth survey of the fixed electrical infrastructure built directly into the property. It tests the consumer unit, internal wiring, light fittings, and main plug sockets hidden inside walls. It is a legal requirement for UK landlords every 5 years.
- Portable appliance testing (PAT): This focuses purely on electrical items that can be plugged in and moved around. It tests appliances like kettles, laptops, microwaves, and extension leads. PAT testing ensures the portable equipment itself is safe, but it does not check the building's underlying wiring.

What do the different fault codes mean on an EICR report?

The decking is sagging and moves every time you walk on it which we have to do to get out of the garden. The step also rocks when walked upon. The wood was left cracked in areas and there are some miss cuts. The concrete was undertaken during torrential rain and has resulted in constant dusting being trailed onto the decking and subsequently into the house. The concrete ran down the length of the driveway and cannot be removed. Phoned to complain 3 weeks ago and heard nothing further.
