This sounds like you have a damaged flue or missing mortar from brickwork in chimney, problem is nextdoor neighbour needs to sort his flue out also.If its an open fire then you need a thermocrete lining or if a logburner then a flexible liner with vermiculite back fill will sort it out.Because you have one brick thick deviding your chimney it can be a common problem but both houses need to address it.Average cost for thermocrete is £1500 per chimney, flexible liners are a bit cheaper.Need to have smoke test and get a HETAS approved installer to do work check on HETAS web site

I would recommend having a chimney sweep take a look at it, as it's dangerous to have smoke coming from a neighbouring fire. It could be that you've got broken bridges ie, the bricks that divide the chimney into separate "flues". Having the sweep test for that, by using a brush or/and a smoke test at your neighbour's fireplace, will determine if you've got broken bridges or not & crucially how far down the chimney stack it is. Unfortunately is hard to judge how much it will cost, till you find source of problem. It should be a joint cost between you & neighbour.

It is important to specify the pre-conditions - what result you are interested, guarantees ... I would like to warn - in a single cleaning smell will not disappear, you may need several visits.
