When I have a wall knocked through in my house and an RSJ put in do I need building regs/building control or similar to be informed beforehand or after, or is this something the builder will deal with?

As Above You will need to employ a structural engineer to do the calculations These need to be production plans that can be submitted to your local level building control office. There will be fees payable to the local authority as this falls under building regs and will require visits from the building control officer to check all work is building regs passable. Whoever your local council is, go to there web site, go to building control section, there is normally a sub menu and the fees payable are dependant on the cost of the works. Doing the job without buiildiing regs means that when you go to sell the house, the mortgage company's surveyor will pick up on this and will likely advise the mortgage lender to refuse the mortgage until resolved

Hi Rachel as you are removing a wall this will fall under building regs, a calculation will be required for the RSJ used to support the wall. You could ask your builder to deal with this for you or consult building control at your local council yourself Make sure you get approval as it will cause problems when selling your home if you don't!
