Hi, I'm trying to get an idea of costs for a 4.4 x 1.8m side return extension. The side return area is currently used as a utility and has a transparent plastic roof but. I'm looking to knock through the external side wall of the kitchen into this utility area. Ideally I'd like to include some glazed roofing within the side return area and open up into the eaves of the kitchen to give a full height ceiling. At the garden end of the room I'd like to install bifold glass doors. Has anyone got an idea of costs for this? I've heard £1.5-2k per m2 +10% but this comes in at about £11k and differs significantly from the £60k+ projects I've been reading about.
