I'm considering having a 2 storey extension, about 3mx3m, to the back of my house, Approx 15 years ago an architect drew up plans for a larger extension which were approved by the council but due to circumstances at the time did not go ahead. The build I'm considering would only be to increase size of living room and 1 bedroom, no bathroom/kitchen. Should I get an architect to draw up plans or can I use a builder to do this?
