A simple company check is very easy to do. Plus ask too visit work they are doing now and previous. Any why would you give them £20k deposit ?? I’ve never asked for a deposit on any extension a reputable builder would always finance the first stage then invoice for that completed stage and so on as the job progress,s With a contract that size you would feel lot more comfortable between being in control. If the builder can’t handle that then maybe time to get few more quotes. Hope this helps Shawn SLB
