Hello, I was wondering if anyone could give me a 'ball park' figure to build single story side extension with a sloping tiled roof.
It will be approx 5.2m long by 2m wide to the left side of the property expanding existing kitchen. The rear kitchen window of the property would be extended in to the new extension to make it wider.
The extension will be built over an existing sewer requiring the removal and replacement of a manhole.
Also, to remove the internal wall between kitchen and dining room to make it open plan.
As part of the plan, I want to convert a 'under stair' cupboard currently entered via the existing kitchen, into a downstairs WC with a new doorway from the hall.
Finally, there is some remedial work required to repair the back wall of the kitchen where a boiler was removed and then make good all surfaces (replastering etc).
A rough figure (excluding cost of actual kitchen) would be useful to help me guide budgeting and financing.
