I live in Chepstow and looking to build a single storey extension at the rear of my new-build 3 bed detached house, in 3-9 months I want the extension to provide a utility room type space, with a sink and under counter washer-drier. The rest of the space for recreational use and similar to how a conservatory would be used. I would like the room well insulated, solid roof, with sky lights, with a radiator. Both end walls will be solid, one with a single door to access the driveway (there is currently a garden gate). The front will look onto the garden with plenty of double glazed windows.
The extension will run the full width of the house (5M) and protrude 3M but will have to reduce to 2M at the end with the door, to allow for the garage. There is good access to the rear, via a driveway and garden gate fitted next to a 2M fence, which could be removed.
I am interested to understand rough order of costs associated with this project, any help would be appreciated.
Also, can the new government Green grant be used to subsidise the insulated roof and double glazed windows?
