It might be absorbing rain water, I'll look at the render. If that's the case do you think my first suggestion would solve the problem? or is treatment needed?

The thing is, when fossil fuels have been burned in a fireplace a chemical called ammonium sulphate is absorbed by the mortar joints , this will cause dampness if not well ventilated . The treatment is to waterproof render the bricks so they are not exposed to the atmosphere or remove them
