Cracked, damp looking inside wall.

My bedroom wall at the top is cracked and looks damp. I have had some tiles replaced in the roof but the damp seems to be spreading. What should I do?

Hi You need to get it inspected as soon as possible. There can be many reasons for the damp and it is sometimes not caused by what seems to be the most obvious reason. Some of the reasons for damp are roof issues, sealant around windows & doors, pointing, degraded timbers, soil above the DPM, damaged chimney stacks to name just a few. On inspection, there should be a process of elimination of causes dependant on where the damp is. A builder or damp specialist will be the best person to contact.

I would have a more detailed look at the roof , but there is probably a good chance the water is coming through the wall , so look for any kind of crack in the external brickwork or mortar missing.

Hi Deb it seems that the tiles on the roof are still leaking or there is a water pipe or waste pipe above the damp area that may be leaking. Regards Graeme
