Flat roof on integral garage

- I currently have a felt and bitumin roof about 15 years old that intermittently leaks. I have had suggested to me by different people that I should replace with better quality felt, glass fibre or rubber. Please advise on best choice. Thanks.

If your roof is leaking chances are the boards below have failed. It sounds as if the boards need replacing also. Trouble with felt is it can't flex which means it can't expand or contract with the roof as weather dictates. Fibreglass (in my experience) is also too rigid and will crack eventually( no time scale on that, depends on skill of installers and overall size of roof). A better quality rubber system will expand and contract with the roof but there are also (new ) liquid systems which also will stretch,both systems come with 20 yr warranty. Hope this helps. Felt roofs have a lifespan of approximately 15 years. It sounds as if your roof has come to its end of life. I would recommend replacing with a 3 layer system. Regards Paul

hello. they do a product called vuba roof aquaseal its an acrylic roof coating. i have used it a few times and have had no problems reported back from it. please remember to wear gloves and a face mask.
