The joist is short, between the wall and the chimney breast. It is in an airing cupboard with a tank. A slow leak has rotted the floorboards and the joiner says the joist needs replacing too, which will bring down part of the ceiling below. Is there an less destructive alternative e,g. some kind of preservative or splicing new wood in?
