Smoke and water damage i have just finished rent my property and my flat has been left in a horrendous state by the tenant. the extractor fans have broke and in such, i have water damage and smoke damage in the bathrooms, where they havent been ventilated properly. what will be the best solutions?

You will need to clean the areas ideally then apply a couple of coats of stain block. Depending on how bad the staining is you could use any brand from DIY stores. If they are particularly bad go for a dulux or zinsser branded stain block. Ventilated well when doing so. Once done with this stage, go ahead with the normal 2 coats of emulsion. If your going to rent again may be worth using a diamond based emulsion to hold off staining and marks better.
