Hi, could you please give a break down on costs for this kitchen extension - I understand from local council we do not have to apply for planning - do I still need to instruct an architect or would a realisable builder be able to help with plans? We have contacts for a plasterer, brick layer and electrician - I've seen quotes for £10-15k is that just for building work or would that factor in cost of kitchen etc?
