House Electrics - How do i know my new home doesn't need rewiring?

Posted by Steve Parry, on
We are just about to move into a new house which had been bought by a developer as an unmodernised home previously occupied by an elderly couple and updated and extended the house. However, the fuse box looks old (not a modern consumer unit) and I would like to know if there is an easy way of finding out if the electrical system is fit for use or would need rewiring. The developer has fitted new faceplates to all sockets so externally all looks fresh and new, extended the ground floor with a one story extension and up into the loft area so new electrics have been installed in these new locations. The boiler and radiators are all new.

The developer should have provided an Electrical Installation Condition Report (EICR). The IET Guidance note 3 is known as the best practice to follow It states the ECIR shown be completed when the owner changes or at worst every 10 years if the property owner is the same for the 10 years. If the developer has had changed accessories changed he should have a minor works electrical certificate for each circuit at worst or if lots are changed I would recommend just an Electrical installation certificate which normally is only complete if the fuse box was changed, new circuit is installed or is known as notified works.
