How much should a basic loft conversion be?

Would like to convert our loft into a guest bedroom, with 1 or 2 velux window, what is involved in a loft conversion and how much should it roughly cost? We don't want anything dramatic, just flooring, tidy walls and staircase. Any advice would be greatly appreciated

Hi Michail If you want to convert you loft as a proper living area and same time increase value of you property?You need to make full proper architectural drawing plan and put the application to local council. You don't need permission but from the council,but need put plans to Buildings Regs in the council. Depending on finish and few factors you are looking at total between £20k to £30k. As always - location is quite important thing, prices vary depending on where do you live.

Hi Michail Firstly you need to conform to building regulations you should not need planning permission also you will need a structural enginer to provide you with calculations for building control and the builder Depending on size it will cost you £20/30k Cheers Duncan

is this a house or a bungalow,if its a house the regulations are much more stringent given that you are making a three story dwelling.Get advice from an architect you say you dont want anything dramatic but fire safety will be a major factor in the cost of the conversion,if its a house or a bungalow with no dorma you are still looking at around 15 to 20 thousand if anyone comes in cheeper check they ahve sought the necessary approvals as any conversion will need to be signed off by building control or you waont be able to class the room as habitable for re sale regards Dave Price R.E.W.Services
