Loft extension need planning permission?

Posted by Peter Raithatha, on
I have a velux window in my loft, which was converted many years back into a room. I would like to make it a straight window, so straighten out the roof at the eves, and make the room a little bigger. Do I need planning permission for that? Thanks

Hi Peter The answer is most likely yes, but it goes a bit further than that you will need building regulations for this work, was permission granted in the first place for the conversion of the loft space into a room ? You don't need planing for velux windows. But again building regulations should have been done for change of use. If you ring the planning department they will come out and discuss it with you free of charge. Regards Andy A.J.B Building Services

Any extrusion to the roof will require planning permission but ring planning and ask as regs do change in areas, in cardiff it would require permission. If you do Apply for planning you will have to supply drawings and they may request that you supply a building notice with the application which will require you to bring the structure up to current regulations.

Your best course of action is to get in touch with your local planning department. In my personal experience I will say roof alterations in general such as dormer windows do require planning permission. I will also add any structural alterations will always require building regs. My advise on any question like this is to check before any work is undertaken. Good luck South Coast Building Ltd

The smart answer is to write a brief description of the work you want to carry out and send it in a letter to the planning department local to you asking their advice on planning permission/building regs. If their reply says that you do not need planning permission etc then you should put this with your deeds in case any questions are asked when you sell. However, I'm afraid that any change to the structure or exterior of the building will almost always require either planning permission or building regs. Good luck and I hope this helps :-)
