Hi Julie although the loft floor is already boarded this may not be up to the required building regs to use as a bedroom, so it may not be as simple as you think! Also you may lose space from another bedroom to get access for the stairs. The joists in the loft may need upgrading and RSJ's may also be required, this will all add to the cost. It maybe worthwhile contacting building control at your local council for some free advice. Ed
