Personally I wouldn’t add another bathroom but another bedroom would add value to your home and be more appealing to potential buyers should you wish to sell in future
Shower Room Or More Bedroom Space?

I am in the process of planning my loft conversion. Traditionally, these houses have a large room and a good sized shower, toilet and basin fitted. I am thinking whether I really need another bathroom. I want to extend downstairs and include a shower room as I will be living downstairs. Another bathroom would make it three bathrooms would that be necessary?
