Loft conversion

I'm looking to get a rough idea of cost for a loft conversion in Leeds 15. Ideally 2 rooms and a bathroom, no dormer just velux windows. Just a rough idea of cost would be really helpful to me. Think it's approx 35m2 floor area. Thanks
