Hi Sean most conservatory`s fall under permissible development, this is 3m max projection from rear of property on a semi detached property and 4m projection on a detached property. NOT all areas have this rule so ask your council if your property is excluded. no building regs are required so long as you are not removing the wall or door between the house and the proposed conservatory, also no fixed heat source ie no radiator in connie run off house boiler. must be independent heater.
