Electrical installations degrade over time, creating hidden fire and shock hazards behind walls. An Electrical Installation Condition Report (EICR) is an official safety assessment that checks your property's wiring, fuse board, and circuits against modern UK standards. Rated People connects you with skilled, local electricians to conduct thorough inspections and issue official certifications. Post your job for free today.

Electrical inspection & Condition report specialists
What can an EICR electrical inspection specialist help with?
A registered inspector carries out a rigorous series of dead and live electrical tests to assess the hidden safety of your electrical infrastructure. Following the survey, they provide an official report and can assist with the following:
- Comprehensive safety testing: Checking for circuit overloads, defective electrical DIY work, lack of earthing, and identifying any immediately dangerous wiring issues.
- Official EICR certification: Issuing a full digital report detailing the condition of your installation, marked as either "Satisfactory" or "Unsatisfactory."
- Landlord legal compliance: Ensuring private landlords meet mandatory UK regulations requiring a valid, satisfactory EICR at least every five years.
- Remedial fault fixing: Pinpointing the exact location of faults and providing clear, coded itemisation for any necessary remedial repairs to make the system safe.
How much does an EICR electrical inspection cost?
The price of an EICR is generally charged as a fixed rate based on the size of your property and the total number of electrical circuits inside the consumer unit (fuse board):
- 1-2 bedroom flat: A standard inspection for a smaller flat with a simple fuse board typically ranges from £100 to £150.
- 3-4 bedroom family house: For a standard mid-sized house, expect quotes to fall between £150 and £250 depending on the complexity of the circuits.
- Large or commercial properties: Larger homes with multiple consumer units or commercial properties usually require custom quotes, starting from £300+.
- Clarify repair costs: The inspection cost only covers testing and the final report. If faults are found, the electrician will provide a separate quote for the materials and labour needed to fix them.
What is the difference between an EICR and a PAT test?
While both ensure electrical safety, they target completely distinct elements of your property and fall under different legal guidelines:
- Electrical Installation Condition Report (EICR): This is an in-depth survey of the fixed electrical infrastructure built directly into the property. It tests the consumer unit, internal wiring, light fittings, and main plug sockets hidden inside walls. It is a legal requirement for UK landlords every 5 years.
- Portable appliance testing (PAT): This focuses purely on electrical items that can be plugged in and moved around. It tests appliances like kettles, laptops, microwaves, and extension leads. PAT testing ensures the portable equipment itself is safe, but it does not check the building's underlying wiring.
Other EICR FAQ's
What do the different fault codes mean on an EICR report?
If your report lists any faults, they will be labeled with standard codes: C1 means immediate danger (risk of injury, must be fixed straight away), C2 indicates potential danger (urgent attention required), and C3 is a recommendation for improvement. Any C1 or C2 codes will automatically result in an unsatisfactory report.
Will the electrician turn the power off during the inspection?
Yes. To safely conduct dead and live circuit testing, the inspector will need to turn off the main power supply to the property for short intervals. You should plan for a total power outage lasting anywhere from one to a few hours depending on the size of the building.
How long does an EICR inspection take to complete?
For a standard family home, a thorough inspection typically takes between 2 and 4 hours. The exact duration depends entirely on the size of the property, the number of circuits being tested, and how easily accessible the fuse board and main sockets are.

Solomon replied to my ad very quickly which was great and he managed to get the heating working in my flat, which it hadn't been. However, the fault light on my boiler came back on shortly after he left and he hasn't been able to provide a report on what issue needs fixing for me to be able to follow up on. He also wouldn't pre confirm an hourly rate or agree costs upfront. He was however very friendly and helpful, if he can provide a report and rectify the issue then I'd happily use him again.
