Understairs Bathroom

Hello all, I have some space under our stairs, which we are looking to reclaim as a small bathroom. I am looking to see what I need to consider before asking for bids. As far as I can tell, we need the following things doing: 1 - Knock though a small wall between the two areas of storage to make one large space and a small cupboard (I would provide pictures and measurements). 2 – fill in a door which is currently unusable due to boiler placement 3- add a new door 4 – move/make good the gas and electric meters 5 – Move the thermostat dial 6 - Install shower, toilet and sink space permitting with associated plumbing to the waste stack (which is nearby). 7 - Install an extractor fan. Does this sound sensible? Am I missing something?
