We have a garden room and wish to re roof the current felt roof as was never finished when we built it (edges were not done), We have had three quotes from local roofers and all three have suggested a different system 1/ re-felt 2/ rubber (Firestone epdm system) 3/ single ply Would like to know if it was your house/ project what would you go for? thanks in advance

Returning after the Christmas holidays I have found my roof leaking. It is an inverted valley roof and was replaced about 15-20 years ago but by the previous owners. the felt appears to be wet and water dripping in from several palces, perhaps runing down to the lowest point near the valley and then finding its way in. the ceiling in two rooms is currently affected. i am trying to work out my options. should i try a short term fix painting something like roofix on the inside- the cheaper option? or get someone to quote. I am worried that the second option will be very costly and will involve taking the slates off and re-felting the whole roof. What do you think?

Interior wall damp,starting at top and heading downwards.have had a chimney removed and end ridge resealed yet it still leaks when it rains.what else can be done.

Hi, I have spotted water leaking through the ceiling and down a chimney breast in an upstairs bedroom. It's quite minor currently inside the room. I have found an area in the loft, around the breast, where water is seeping through and collecting in the insulation. Is this likely to be a flashing/mortar problem? Is it like to be an expensive repair?

Do you deal with big jobs like this...it is a sheet near the edge of the roof.

After 50 years of watching mortar drop out of my various ridge tiles and waiting for them to fly off in the wind - dry ridges seem a good idea. Any views? Roughly how much should I suggest for dry ridges on a 36 ridge tile roof?

I'm thinking of buying a new house with an extended kitchen already done and I want to install a roof lantern on the extended kitchen how would a builder do it is it a roofer to cut a hole etc etc in the roof to install the roof lantern approx roof lanterns 3m x 2

There is a lot of condensation in the attic it is becoming a problem. Already have 2 vents and have been told to get rid of the vents as the cold air is condensing to quick and to lower the vents to get a better flow of air. Really confused now

I had my ridge tiles and gulley's repointed by a Rated Traders roofer last July. Some of the pointing has dropped out of the ridge tiles in the recent high winds. I have no wish to ask these people back and feel I can't trust them. The mortar that has fallen out seems "hard" enough ( what do I know!). Is it likely the whole lot will need ripping out again? What should my next move be?

I live in a rented ground floor studio flat which is part of a new annexe recently built next to my landlords house. On the first floor of the annexe is a bedroom belonging to my landlord that which is above two thirds of my ceiling. The other third which sits above my kitchen is a balcony which of course means that this part of my studio flat has a flat roof. All of this, off course, is part of the new annexe, as well Although, there is no problem if the weather is dry or there is moderate rain, during heavy or persistent rain I get water slowly seeping through my ceiling from above where the balcony area is. The water seeps through a cornice but has never reached the floor of my flat (a very slow trickle and only appears with heavy or constant rain). There is also a stain in the ceiling in the centre of the kitchen, although no water has actually dripped through. To solve the problem, my landlord got his regular builders (two or three men who he knows, who are jacks of all trades and who apparently built the new annexe), to completely strip the flat roof/ floor of the balcony and renew the lot. However, the problem persists during heavy or persistent rain. To solve the problem, the landlord wants to send his men into my flat to hack out the ceiling in and around the areas where there is water penetration to find out the exact source of the leaks. I, for obvious reasons, would prefer that he continues to look for the source of the problem on the flat roof/ balcony floor, and that he preferably gets a qualified roof expert to do this check. Which method do you recommend? I know it's hard to fathom without actually seeing the job, but I would gerately appreciate it if you could give a professional and unbiased answer. Every time it rains water leaks through my bedroom ceiling. I've been in the loft and there is no leak, the drips are from where an old firplace used to be in the bedroom. could it be the guttering?
